- Subject to survey and contract. If the initial survey reveals any concerns further specialised reports may be needed to assess these aspects. These can include things like potential structural issues, damp, drains, roof reports, etc.
- Offer remains open for 14 days from the date of this letter.
- Subject to the seller engaging a panel solicitor to act for them on the sale of the property.
- Subject to the sale of a main residence and the related purchase of a new-build property, which will be used as the main residence.
- This offer is to include all carpets, curtains, fixed fixtures and fittings, white goods and cooker.
- This offer is subject to evidence of a boiler service, from a Gas Safe engineer, within the past 6 months.
- All furniture and rubbish to be removed and the property left in good order.
- Potential savings on estate agents’ costs are dependent on existing contracts.
- If the property is currently on the market, it must be withdrawn upon acceptance of this offer. Any action the seller takes or allows that impacts saleability, such as an alteration to a current marketing price, will invalidate the offer.
- Purchase completion must take place within 20 weeks unless agreed otherwise in this offer letter.
- Property PX Group can begin marketing the property for sale anytime from acceptance of this offer. All viewings will be accompanied by our chosen estate agent and the seller should allow reasonable access. Failure to do so may result in the offer being withdrawn.
- We will undertake an Electronic Money Laundering Check as part of the customer identity verification process.
- We are independent of the house builder and have no control or responsibility for the onward delivery of the new home.
